Homebuyers In 2024 Are Older & Wealthier Than Ever Before
According to the National Association of Realtors®, first-time home buyers have reached a historic low of 24% (falling from 32% last year).
The average age of buyers has climbed to a record high of 56 years overall—with 38 years for first-time buyers and 61 for repeat buyers.
The report shows buyer incomes have surged, including those of first-time buyers, but the latter face heightened challenges in a competitive housing market.
A record 26% of home buyers are paying cash for their purchases.

With the Santa Anas upon us and a recent wildfire in the Fallbrook and Bonsall area, I thought it would be a good time to make sure everyone has their wildfire go-bag ready. CalFire has a wonderful website full of resources and below is their checklist. I also included a video they posted on their website.

San Diego Home Sales Slow
San Diego homes sales have slowed, the lowest for a September in records going back to 1988. It also marked the 10th-slowest sales month of all time, according to CoreLogic. 1,987 homes in San Diego County sold in September, down 22% from August and down 6.4% from September 2023.

Just Sold! Another First-Time Homebuyer!
SOLD! Congratulations to my first-time home buyers who took the leap and purchased this townhome in Vista! When they were notified their rent would increase again, these two came to me looking for options.

Veteran Homeowner Benefits
In honor of Veterans Day, I wanted to share two benefits for veteran homeowners.
The first is the VA loan. The VA loan has many advantages with the most well-known is that no down payment from the buyer is needed. Even with 0% down, the VA loan does not require private mortgage insurance (PMI) which could save thousands of dollars per year. The interest rate is also typically lower than other loans. The VA loan is a lifetime benefit and can be used multiple times.
United States military veterans with a 100% VA disability or unemployability rating due to a service-connected injury or the unmarried surviving spouse, may be eligible for property tax savings on their primary residence. It is a one-time filing, as long as it remains your primary residence. The County of San Diego quick and easy filing process takes 15 minutes and requires your VA rating letter and DD-214 to qualify.
